Villa Paulina is a private art residence overlooking Dubrovnik Old Town, Lokrum Island and the Adriatic Sea.
Designed for up to 10 guests across five individually designed en-suite bedrooms, Villa Paulina can comfortably accommodate up to 12 guests when required, with additional sleeping arrangements discreetly integrated into the living spaces.
At the heart of the residence are generous living spaces designed for gathering and relaxation, including a professional kitchen, elegant dining areas and a salon centred around a grand piano.
Throughout the villa, original artworks by Croatian artists Petar Dolić and Nikolina Šimunović create a dialogue between contemporary culture and Dubrovnik’s historic setting.
Outdoor spaces include expansive sea-facing terraces, a swimming pool overlooking the Adriatic, an outdoor hot tub, Mediterranean gardens and numerous areas for dining, reading and relaxation.
Additional amenities include a private sauna, high-speed Wi-Fi, private parking and daily villa services.

Mornings begin with the first light rising behind Lokrum. The Adriatic appears silver before turning blue. Dubrovnik awakens beneath the terraces while the city walls gradually emerge from shadow.
The ground floor forms the social heart of the house. A professional kitchen welcomes long Mediterranean lunches and private chef experiences. The spacious salon, centred around a grand piano, invites conversation, music and unhurried evenings.
The Grand Suite occupies the first floor, opening toward Lokrum and the sea beyond.
Two further bedrooms on the second floor enjoy panoramic views across the Adriatic, the island and the Old Town, while a private balcony offers one of the most remarkable perspectives in Dubrovnik.
At the top of the house, the attic suite introduces a more contemporary atmosphere — a quiet retreat suspended between sea and sky.
